A. If your boiler has stopped working in freezing weather, the condensate pipe may be frozen. You can try pouring warm (not boiling) water over the external pipe to thaw it. The pipe usually runs from your boiler to an outside drain. Once thawed, your boiler should restart. If this doesn't work or you're unsure, give us a call on 07976 485642 for assistance.
A. Boiler pressure should be between 1-2 bars (usually shown in green on the gauge). If it's dropped below 1 bar, you can repressurise using the filling loop - usually a flexible hose with valves underneath your boiler. Turn the valves slowly until pressure reaches 1.5 bars, then close them. If pressure keeps dropping or you're not confident doing this yourself, contact us for a repair.
A. This usually means your radiators need bleeding to remove trapped air. Using a radiator key, slowly open the bleed valve at the top of the radiator until you hear air hissing out. Once water starts to flow, close the valve. Check your boiler pressure afterwards as bleeding can reduce it. If multiple radiators need frequent bleeding, there may be a system fault - give us a call on 07976 485642.
A. If you smell gas, act immediately: turn off the gas supply at the meter, don't use electrical switches or naked flames, open doors and windows for ventilation, and call the National Gas Emergency Service on 0800 111 999. Don't return to the property until it's been made safe by a Gas Safe engineer. For non-emergency gas safety concerns, contact us for a professional inspection.

A. A CP12 is a legal requirement for landlords, conducted annually by a Gas Safe Registered engineer. I check all gas appliances (boilers, cookers, fires) for safe operation, proper ventilation, and correct installation. The certificate proves compliance with gas safety regulations. We offer landlord gas safety certificates from £50, or combined with boiler servicing from £80. I also work with Knights MK rental agency for all their gas and heating requirements.
A. Common causes include low pressure, frozen condensate pipe, thermostat issues, or internal component faults. First check your pressure gauge and condensate pipe (if external). If these seem fine, the issue likely needs professional diagnosis. We offer diagnostic visits from £65 and can often resolve problems the same day. Don't ignore repeated shutdowns as this usually indicates a safety issue that needs immediate attention.
A. Consider replacement if your boiler is over 15 years old, requires frequent repairs, has poor efficiency, or parts are becoming hard to find. Modern boilers are much more efficient and reliable. As an Ideal Accredited Installer, I offer new installations from £1,500 for combi boilers with up to 12-year warranties. I'll provide honest advice on whether repair or replacement is more cost-effective for your situation.
